Osborn Engineering provided MEP Engineering services for a new five-story mixed-use development at the corner of East Lane Avenue and North High Street for Shremshock Architects. The $30 million project consists of five floors of student housing and 50 units total. It features a retail podium and a 157-space secured parking structure. There are two study areas for large groups, a 24-hour fitness center, and a lounge area with seating. The property also has an outdoor community space with barbecue grills and a movie area. The apartment, just a short 5-minute walk to campus, is advertised as luxury off-campus student living which includes a 24-hour lobby concierge and top-of-the-line security. The mixed-use facility hosts White Castle, Chipotle, Amazon, Corelife Eatery, and a Starbucks on the first floor and is located nearby local shops and restaurants. HVAC systems were a mix of split DX and VTAC units, power distribution included electronic sub-metering, while fire protection used NFPA-R design approach.
