The new four-story Medical Office Building was divided up into three areas: an Ambulatory Surgery Center (ASC), Core & Shell Space and a Tenant Improvement Building.

The Tenant Building consists of 18,300 SF for Urgent Care, Primary Care and Cardiology, as well as 22,500 SF for the ASC.

Mechanical systems commissioning consisted of packaged Direct Extension (DX) rooftop units (RTUs) with Air Terminal Units (ATUs) and chilled water RTUs with Variable Air Volume (VAV) Units. Each RTU is configured to operate on Variable Frequency Drives (VFDs) that have dual redundant VFDs to run all the fans in the array. The systems operate with an air-cooled chiller located on the roof.

Plumbing systems include tankless natural gas water heaters. Variable Refrigerant Flow (VRF) systems provide cooling for data rooms. In addition, the Building Automation System and Controls for HVAC Systems were tested.

Osborn also provided value-added electrical commissioning for the following to ensure the electrical systems operated properly in emergency situations:
  • Standby Generator Set / Automatic Transfer Switches
  • Lighting Controls and Lighting Levels
