Osborn provided LEED enhanced commissioning services for the new 315,000 SF two-story academic building which includes a combined Middle and High school as well as a Performing Art Center. The Performing Arts center included an 850 seat theater with elevated stage, instrumental and vocal instructional rooms, dressing rooms and a scene shop.
Commissioned systems included HVAC, temperature control, domestic hot water, lighting and lighting controls and Building Envelope.
During the design phase, Osborn was responsible for design review for building envelope, HVAC, electrical and plumbing systems as well as evaluating value engineering suggestions of the construction manager.
Prior to construction, Osborn prepared Cx plans and specifications for inclusion in the project documents.
During construction phase, Osborn performed submittal reviews, conducted Cx kick-off meetings with contractors, performed periodic site visits during construction and verified pre-functional start-up reports. Osborn also performed preliminary building envelope thermal imaging. Final Building envelope thermal imaging will be performed after construction is completed.
During post-occupancy, Osborn participated in and verified Owner training for commissioned systems, conducted seasonal functional testing of HVAC, domestic water heating systems, and lighting controls and performed final building envelope thermal imaging.
After testing, Osborn prepared issues logs to contractors for resolution, compiled Systems Manual and will prepare a final Commissioning Report upon completion of the project.
